Sutter Park, Explained: New Homes Inside Old East Sacramento
If you live in East Sacramento, you remember when this was the old hospital site. I watched them clear it and build it — I actually know the guy who did the schedule for clearing the site.
That is Sutter Park: one of the newest, highest-end pockets in East Sacramento, built where the old hospital used to stand. And because it is small and the homes there don't come up often, a lot of people who love East Sac still aren't quite sure what it is — or whether it's for them.
Here's the short version. Most of the homes in Sutter Park are semi-custom — built by the developer on a set of plans, with choices inside. Only a few of the larger lots were sold for fully custom homes, built from the ground up. Someone I know paid $500,000 for a lot alone about five years ago — and that was a deal even then.
So what you get in Sutter Park is new construction with East Sacramento around it: garden-enclave streets, close to McKinley Park and everything else East Sac offers, without the 1930s house that comes with a project list.
Who is it for? If you want a brand-new home in East Sacramento and you'd rather not take on an old house's waiting projects, Sutter Park is hard to beat. If what you love most about East Sac is the classic house itself — the 1930s charm, the old bones, the rooms with a history — you'd probably be happier in one of those, and that's a fair choice too. New build or classic charm isn't a right-or-wrong question. It's a which-life-do-you-want question.
So where do you actually buy one? Here's the honest answer as of today: you don't — not this week. There isn't a single home for sale in Sutter Park right now. In the last six months, exactly three homes have closed there. One of them, at 5130 E Street, sold in July for $1.68 million — 4 bedrooms, 4 baths, just under 2,700 square feet. Three sales in six months is the whole market.
That's not a reason to give up on Sutter Park. It's a reason to be ready. When a home comes up there, it doesn't sit. If Sutter Park is where you want to be, message me and I'll put you on my first-to-know list — and in the meantime, I'll keep watching it the way I've watched it since it was a hospital site.
